How to Prepare Your Jacksonville Home for Listing Photos

Your listing photos are the first showing. In Jacksonville, where buyers are often scrolling from out of state, they may be the only showing before an offer. A little preparation the day before the shoot makes a big difference in how the home comes across online.
Declutter every surface
Clear kitchen counters down to one or two decorative pieces. Put away toiletries, toothbrushes, soap bottles and towels you don't want on camera. Take magnets and papers off the fridge. Fewer objects makes rooms look larger and lets the camera focus on the space, not the stuff.
Open everything up
Turn on every light, including lamps and under-cabinet lights, and replace any burned-out bulbs. Open blinds and plantation shutters to the same angle in each room. Turn ceiling fans off — they blur in photos.
Get the outdoor spaces ready
Outdoor living sells in Northeast Florida. Hose off the lanai and pool deck, skim the pool, set out the patio furniture and cushions, and put away pool toys, hoses and cleaning equipment. Move cars out of the driveway and put trash cans out of sight.
The morning of the shoot
Make the beds, fluff pillows, close toilet lids and put pets somewhere safe and out of frame. If the home has a water view, clean the windows facing it — we'll make sure that view comes through.
